Before you pay.

How does the free trial work?

You sign up, add your properties and use everything for seven days. We ask for a card so the plan carries on without you having to think about it, and we email you before the trial ends. Cancel any time in those seven days and you are not charged a penny.

Are these forms not free on the government website?

The blank forms are, and we will always tell you where to find them. You are paying for the questions in plain English, the dates worked out for you, the form filled in without mistakes, and a copy kept with the date you served it. A rent increase served two days early is worth nothing, and you would not find out until the tenant refused to pay it.

Is VAT included?

Yes. £9 is £9 and £12 is £12. The receipt shows the VAT.

Why would I take a plan instead of buying documents?

Two documents cost £24, which is more than two months of the Landlord plan, and the plan includes every document you will ever need plus the records and the reminders. If you only ever need one document and nothing else, buy the one document — that is what it is there for.

What counts as a property?

One address with one tenancy. A house split into three flats with three tenancies counts as three. A room in an HMO counts as one tenancy.

Which plan do I need?

Count your tenancies. Ten or fewer: Landlord. Up to twenty, or you want a partner or accountant signed in too: Portfolio. More than twenty, or you are a small agency: Unlimited. You can change your mind during the trial.

Can I move between plans?

Any time. Moving up applies immediately and you pay the difference. Moving down takes effect at your next renewal.

Can I cancel?

Any time, in one click, from your account page. Cancel in the trial and you are not charged. Cancel later and the plan runs to the end of the period you have paid for, with your documents still downloadable.

What if I buy one document and then want a plan?

The £12 comes off your first year automatically when you take a plan from the same account.

What happens to a document I bought when the law changes?

For twelve months you can regenerate it on the new version at no cost. On a plan you always can.

Is this legal advice?

No — TenancyDesk is software, not legal advice. It fills in the official forms, checks your dates and keeps your records. For advice about your own situation, speak to a legal adviser or your landlord association.

How do I pay?

By card, through Stripe. You get a receipt by email and can download invoices from your account page.
