Why it matters

Getting this wrong is expensive.

The rules changed on 1 May 2026. A rent increase on the wrong form is worth nothing, a missing written statement is a fine of up to £7,000, and a possession notice with the wrong notice period costs you months. TenancyDesk is built so none of that happens to you.

Are these forms not free on the government website?The blank forms are, and we will always tell you where to find them. What you are paying for is not the paper. It is having the questions asked in plain English, the dates worked out for you, the form filled in without mistakes, and a copy kept against the property with the date you served it. A rent increase served two days early is worth nothing, and you would not know until the tenant refused to pay.
What do I actually get for the money?A record of every property you rent out, with all the certificate dates in one place. An email before anything expires. Every legal document you need, filled in and checked. And somewhere to keep the lot, so when a council, an insurer or the new landlord database asks, the answer takes a minute instead of an afternoon.
What is the difference between the plans?Nothing in the paperwork. Every plan has every document, unlimited downloads, the property records, the reminders and the law-change emails. They differ only in how many properties you have and how many people can sign in.
Do I have to pay to try it?No. Sign up and you get seven days of everything free — add your properties, make a document, see what it saves you. We ask for a card so the plan carries on without you having to think about it, and we email you before the seven days are up. Cancel in that week and you are not charged.
What if I only want one document and not a subscription?Buy it on its own for £12, with no trial and no plan. It is filed against the property, you can download it again as often as you like, and for twelve months you can regenerate it free if the law changes. The £12 comes off your first year if you take a plan later.
Do you do rent tracking, bank feeds or tax?No, on purpose. Hammock and Landlord Studio do that well. TenancyDesk does the legal side and the dates, and stays simple. It sits happily alongside whatever you use for the money.
What happens when the law changes again?We watch the official sources every week. If something changes, we update the document, email you, and show you what moved. Your existing documents stay downloadable throughout.
Does it cover Scotland, Wales or Northern Ireland?Not yet. These rules and forms are England only.
